Registration decals, ownership documents, liens, installation approvals and property-tax treatment are separate issues that must be coordinated.

Single-Wide, Double-Wide and Multi-Section Homes
A double-wide commonly has two titled sections and can have separate VIN/serial numbers. Verify every section on the title, bill of sale, lien and tax record. Missing one section can prevent a clean transfer.
Registration and Decals
A mobile home not retired to real property may require annual registration and decals. The decal is not the same as the installation decal used by licensed installers. Confirm which credential the office or county is requesting.
Retiring Title to Real Property
Retirement generally requires ownership of both the mobile home and land, release of liens and approved documentation. Once retired, later removal, financing or sale can require reinstatement or property procedures. Do not assume attachment to land automatically retires the title.
Buying a Used Mobile Home
Search every title and lien, verify serial numbers on the home, inspect tax status, confirm park approval or land rights, and determine who pays moving and installation. A bill of sale alone may not transfer title.
Installation and Moving
Only use properly licensed professionals for regulated installation or movement. Building, zoning, utility, wind-zone and local permit requirements are separate from title registration.
Selling or Inheriting
Collect titles for all sections, lien releases, registration/decal records, estate authority and land documents. If the home is real property, coordinate with a real-estate professional or attorney rather than using only a motor vehicle form.
